Every December I get the same three days. A cold front drops in behind a Santa Ana, overnight lows hit the high 30s in Reseda and North Hills, and my phone doesn’t stop. Almost every call starts the same way: “It was fine last winter. I turned it on and nothing happened.” Or worse — “I turned it on and now the house smells like something’s burning.”
Nothing broke overnight. The furnace has been broken, quietly, since April. Nobody noticed because nobody asked it to do anything.
Nine months off the clock
Here’s the pattern that’s specific to this climate and it genuinely surprises people who moved here from somewhere with real winters. In most of the country, a furnace runs on and off from October through March — six months of regular use that would reveal a weak ignitor or a failing limit switch in week one, while it’s still an inconvenience instead of an emergency.
In the Valley, a lot of houses run their furnace for maybe three to four weeks a year, spread across scattered cold snaps between late November and February. The other eight or nine months, it sits. Dust settles on the burners. Spiders build webs across the pilot assembly or the flame sensor — I’ve pulled more spider nests out of gas valves and flame sensors than I can count, and a web across a flame sensor reads to the control board exactly like no flame at all, so the unit locks out. Rodents get into wall furnace cabinets in garages and attics and chew insulation off the wiring. None of this shows up as a symptom until the one week a year someone turns the thing on and expects heat.
That’s why furnace calls cluster so hard around the first real cold snap. It’s not that furnaces prefer to fail in December. It’s that December is the first time anyone checked.
The wall and floor furnace problem
This gets worse in the specific housing stock that makes up a lot of Sherman Oaks, Valley Village, Toluca Lake, and the flatter tracts through Van Nuys and Reseda — the 1950s and 60s single-story homes that were originally built with a gravity wall furnace or a floor furnace instead of central ducted heat. A lot of them are still there, original units, because retrofitting central air often meant adding a furnace at the same time and the wall furnace just kept working in the meantime — or the house never got central air at all and the wall furnace is still the only heat source.
These units are simple, which is part of why they last decades. It’s also why nobody thinks about them. A standing pilot, a gravity-fed gas valve, a stack of fins radiating heat straight into the room — there’s no blower, no filter to change, nothing that nags you to service it. So they don’t get serviced. I routinely find units from the Eisenhower administration still bolted into a hallway wall, never once inspected.
The failure mode that actually matters here isn’t cosmetic. It’s the heat exchanger. On an old wall or floor furnace, decades of heating and cooling cycles fatigue the metal, and it can crack. A cracked heat exchanger on a sealed, vented furnace is bad. On an unvented or poorly vented gravity wall furnace pulling combustion air from inside the house, it’s a carbon monoxide risk sitting in a hallway six feet from where your kids sleep. California law has required CO detectors in every home with a gas appliance since 2011 (SB 183) — if your house doesn’t have one, or the one you have is original to the house and past its 5-10 year sensor life, that’s step one, today, before anything else in this article.
What actually fails, and what it costs
When I get out to one of these December calls, it’s almost always one of four things:
Dead ignitor or thermocouple. The pilot won’t stay lit, or the electronic ignitor doesn’t glow. Cheap part, $150-350 installed depending on access — the hardest part is usually reaching a unit crammed in a garage corner behind twenty years of storage.
Blocked flame sensor or spider-clogged orifice. A five-minute clean, if that’s genuinely all it is. I still charge a real diagnostic because “just clean it” is how people end up back on my schedule in January with the same complaint and a bigger problem underneath.
Failed gas valve. More expensive, $400-700 on most wall furnaces, and on a unit older than about 25 years, parts availability starts getting genuinely difficult. Sometimes I’m sourcing a valve from a salvage supplier because the manufacturer stopped making it before I was in this trade.
Cracked heat exchanger. On a central furnace this is a straightforward, if pricier, swap. On an old gravity wall or floor furnace, it usually isn’t repairable at all — the exchanger is the furnace, structurally. At that point you’re not pricing a repair, you’re pricing a replacement unit, typically $2,200-4,500 installed depending on whether it’s a like-for-like wall furnace swap or a chance to finally convert to a small ducted system or ductless heat pump that also gives you cooling.
Two minutes before the cold snap gets here
Don’t wait for the first freeze warning to find out where you stand. In October, while it’s still 85 degrees out and nobody’s in a hurry: turn the furnace on for five minutes. Listen for it to light and stay lit. Check for a burning-dust smell that clears in under a minute (normal — that’s stored dust burning off) versus one that lingers or smells like gas (not normal — shut it off and call). If you have a wall or floor furnace older than 20 years and no CO detector within 10 feet of it, fix that this week, not in December.
That five-minute test is the whole difference between a $40 service call in October and a family without heat during the one cold week the Valley gets all year — with every other HVAC company in town just as slammed as I am.
